What to check before renting an apartment

Before signing a lease it is worth going through a few simple points. They protect both the tenant and the owner and help avoid disputes when you move out.

1. Documents

  • The lease is signed with the owner of the apartment or with someone holding a power of attorney from the owner.
  • Ask to see the ownership document and check that the owner’s name matches their passport.

2. Lease terms

  • The price, the payment currency and the monthly payment date.
  • The rental period and the terms for early termination.
  • The deposit amount and how it will be returned.
  • Who pays for utilities and internet.
  • Whether children or pets are allowed.

3. Condition of the apartment

  • Check the water, plumbing, heating and air conditioning, windows and locks.
  • Make an inventory of furniture and appliances and photograph the apartment — this helps when the deposit is returned.

4. Meters and bills

  • Write down the meter readings on move-in day.
  • Check that there are no unpaid utility bills and ask roughly how much they come to each month.
  • Get written confirmation for the deposit and any payments.

5. Registration for foreigners

If you are a foreign national, find out in advance how your temporary registration at the apartment address will be arranged. More in “How to rent an apartment in Tashkent as a foreigner”.
